Ashley Wilson, the bestselling author of The Only Woman in the Room, has been involved in over $120 million in real estate transactions. She and her husband started investing in real estate in 2009 to diversify their retirement portfolio. Today, they own a successful real estate investment company, Bar Down Investments, and a coaching company called Apartment Addicts.

  • Pride of ownership is important for your tenants to have. You want your tenants and prospective tenants to call the property their home–not a temporary residence or place they just rent from. If the community is proud of that investment and takes pride in where they live, they’ll want to contribute to caring for the property.

  • Grit goes hand-in-hand with patience. Real estate investing requires patience, and grit is overcoming adversity over a prolonged period. Sometimes, purchasing a property or renovating one can take a long time. This is a marathon, and grit allows you to withstand the changes and have the patience to wait it out.

  • Ashley learned how to find and manage contractors from her dad by watching him work hands-on in real estate. She understands that they have their own businesses and schedules to maintain. She also learned from him that there is more than one way to solve a problem.
