Zen and the Art of Real Estate Investing with Jonathan Greene

How Real Estate Investing Can Change Communities with Joe Killinger

Share

For many investors, real estate begins and ends with numbers—cash flow, cap rates, and returns. But for veteran broker and investor Joe Killinger, the story has always been bigger. Over the last three decades, he has proven that real estate can change entire neighborhoods when managed with a focus on people.

Joe began his career in the auction business, selling foreclosure properties in Los Angeles during the 1990s. The high-volume environment gave him a crash course in marketing, negotiation, and due diligence. He quickly learned that success depended on more than spreadsheets. It required walking properties, talking with neighbors, and truly understanding the local market.

That mindset carried over into his multifamily investments. Joe and his partner launched a program that placed teachers in their apartment communities. In exchange for discounted rent, the teachers provided on-site tutoring for the kids. The results were transformative: reduced turnover, less property damage, and stronger bonds among residents. What started as a business strategy evolved into a community-building initiative that not only improved lives but also boosted returns.

Today, Joe focuses on single-tenant net lease investments—properties like banks, quick-service restaurants, and retail anchored by strong tenants. He believes this asset class offers stability while still leaving room for creativity and growth. Alongside his brokerage and mortgage businesses, he also mentors new brokers, emphasizing the importance of training, digital marketing, and local relationships.

Joe’s career proves that real estate investing doesn’t just build wealth. When done thoughtfully, it can build stronger, more resilient communities.
